Greece is the only country on the European continent that is comprised of 6 000 islands and islets that are scattered throughout the Aegean and Ionian Seas, which is a unique phenomenon for the European continent. Only 227 of these islands are inhabited. Approximately 140 islands out of the 6 000 islands are private. The majority of the private islands in Greece are uninhabited and they are classified under 2 categories:

 

Private islands 'with restrictions' and

Private islands 'without restrictions'

 

The private islands 'with restrictions' are the islands that fall under special legislation or agreements and are defined as: Unique Beauty / NATURA 2000 / RAMSAR / Special Protection Areas /Corine / etc. In order to build on these islands you need a special permit from the Greek State that will provide for the removal of existing restrictive encumbrances, which in some cases requires a law to be passed in the Greek Parliament.

 

The private islands 'without restrictions' : You can build on these islands under the existing building laws.
